Moorgate House, Rotherham

A design and build development of 62 apartments, part 3 and part 5 storey.

The scheme consists of the demolition of an existing six storey 1950’s office block and façade retention of the adjoining Victorian villa. Existing cellars are being removed as the façade retention is installed. Underpinning to the existing external walls is being carried as work proceeds.

The site is in a prominent location and the buildings are listed in part and are surrounded by mature protected trees.

The existing villa is constructed from brick with heavily detailed stone window surrounds, dado plinths, gutter support dentil courses etc, all of which are being matched as necessary. Close liaison has taken place with the planning authority to ensure a sympathetic design replaces the outdated existing office block. The roof to the Victorian villa is being replaced with a further floor of apartments which have a low profile set back from the line of the main façade.

The apartments have fully fitted kitchens and bathrooms, and pre installed t.v. and telephone provision. There is video entry security to all apartments and secure on site parking.

The building is being built to the latest standards and is covered by NHBC warranties.

The property is set to become a landmark building in this highly visible location.
